Miller Developments has announced the second occupier deal at Omega West, the 184-acre, 2.21 million ft2 extension of its successful Omega Business Park at Junction 8 of the M62.
Miller Developments will be developing a new distribution centre, extending to 505,000ft2 for Iceland Foods Ltd which is taking a 20-year lease on this new state-of-the-art RDC.
“Since we obtained planning consent for Omega West, occupier interest has been very strong,” said David Milloy, Managing Director at Miller Developments. “We are delighted to have exchanged contracts with Iceland and are pleased they have chosen Omega as the location of their new distribution centre, to support their continued growth.”

With outline planning permission already in place, Miller Developments will submit a reserved matters application for the new Iceland building, and associated infrastructure, in March 2022. The developer is preparing to start construction in September 2022 and it is anticipated that Practical Completion will be in Autumn 2023.
Infrastructure work has started on site to facilitate Unit 1, a 878,000ft2 new distribution facility to be occupied by Home Bargains. Miller Developments is also reporting specific occupier interest in Unit 2, a proposed logistics building of 300,000ft2, and it is anticipated that a further announcement will be made on this in the next few months.
“Omega West forms a natural extension to the existing Omega Business Park, which has reached capacity following the recent lettings to Amazon and Gousto,” continued Milloy. “It offers an opportunity to meet the undisputed demand for logistics space in the North West, whilst delivering meaningful economic and social benefits to both St Helens and Warrington Boroughs.”
